The first stages of the urban regeneration project for the Chiesi site in Via Palermo, Parma (Italy) began in 2018 with the involvement of a growing number of people — both inside and outside the company — who, through surveys, historical studies, research and field investigations, helped to define the vocation and prospects for use of the area where Chiesi’s historic headquarters took shape in 1955.

Through an open and collaborative crowdsourcing model, professionals, teams of experts and companies from various sectors — from both the humanities and the sciences — were involved in supporting Chiesi in an in-depth and accurate analysis of three different and complementary aspects: firstly, the definition of its DNA through the precise codification of the company’s heritage; secondly, the identification of needs and ambitions capable of guiding choices towards an increasingly challenging future, oriented towards the hybridisation of knowledge and open innovation; last but not least, the analysis of the Via Palermo area in relation to the city of Parma and the Emilia region, from a construction-architectural, geophysical, environmental and demographic point of view.

The result has shaped a set of information and data useful for indicating the trajectory to be followed for the regeneration of the Chiesi Via Palermo site, also developing a new, participatory and open way of making and designing hybrid places where private and public meet.

Historical, archaeological, environmental and war risk assessments
Several reports prepared by ART S.r.l. – a company specialising in hydraulic engineering, environmental analysis and assessment, geology and hydrogeology – and by the architect Anastassios Kourkoutidis, an expert in the field of ordinance clearance, have made it possible to investigate the state of the sites.
The investigations conducted aim to understand the current conditions of the area and to clarify the complexities arising from the stratification of events and interventions that have occurred over time.

Strategic Regeneration and Life Cycle Scenarios of intervention, via Palermo
Report produced by JLL S.p.A., a company specialising in the assessment of the risks and environmental performance of buildings and real estate projects, with the aim of analysing in detail the functions envisaged for the future site and, at the same time, analytically assessing the environmental impact of the redevelopment, comparing – through different scenarios – the option of restoring existing buildings with that of demolition and reconstruction.

7 Design Principles (Stakeholder Impact Assessment)
Document developed in collaboration with Nativa S.r.l., a company specialising in sustainable innovation and impact assessment, which analyses the effects that the regeneration of Via Palermo can generate on the various stakeholders involved (Patients and Caregivers, People, Communities, Planet, Supply Chain). The results of this evaluation led to the definition of 7 guiding principles for future design, contributing to the creation of the ‘Call By Invitation’ engagement brief.
